Large island units are home to a 5 ring Siemens gas hob and feature Elica island hood. An integrated Siemens dishwasher, in addition to an under counter wine cooler and full height integrated Siemens fridge complete an exceptionally well specified kitchen.

  • Lighting and Electrical

  • LED lights are recessed under kitchen wall units providing ambient lighting to the Kitchen area.
  • Low voltage chrome recessed downlighters are provided throughout the Hallway, Kitchen/Breakfast/Family Room areas, Utility Rooms, all Bathrooms, Ensuites and Cloakrooms with low voltage pendant lighting to all other rooms.
  • Chrome switches and sockets are provided to the Kitchen
  • Shaver sockets are incorporated in all bathrooms and Ensuite designs.

Central Heating and Hot Water

  • Underfloor heating is fitted to the ground floor area with heating delivered to upper floors through Myson radiators. This energy efficient system is digitally controlled through a dual zoned, pressurised and programmable gas fired central heating system with a separate immersion heater fitted as a back up to the insulated hot water cylinder.

TV/Home Media

  • Wiring is provided for dedicated TV/FM and Sky+ positions to the Family Room area of the Kitchen and Living Room allowing either of these signals to be viewed from all bedrooms simultaneously.
  • To accommodate wall hanging of televisions, both high level and low level sockets are pre installed in the Living Room and Family Room area of the Kitchen allowing for the choice of positions without any visible cabling.
  • Hard wiring is installed to both the Family Room and Living Room for the use of a direct internet connection.
  • A NuVo home audio system, complete with Bowers and Wilkins speakers is installed in the Kitchen/Family and Breakfast Room areas with wiring provided for future distribution to the Living Rooms, Dining Rooms and Master Bedrooms including Master Ensuites. A wired provision is also made for discreet external speakers.
  • Each Living room has also been wired to accept a home cinema system.

Finishing Touches

  • All internal walls and ceilings are decorated in Dulux emulsion.
  • Internal joinery is finished in White Gloss with all Oak finished in Danish oil.
  • Brilliant White Specially moulded contemporary deep skirting and architraves.

  • Driveways are created from permeable block paving laid in a colour to contrast the palette of the development.
